Here’s what happened on a real deal with one of my team members. 👇

The seller quitclaimed a second owner off the property before listing. Sounds simple. But he did it privately. Not through a title company. Not through escrow. Just on his own. ✍️

When we went to close, the title company would not insure the property. 🛑

No insurance. No close. A cash buyer ready to fund in seven days is now waiting because the quitclaim has to be completely redone through escrow before title will insure it.

The deal will close. Just not on time. ⏳

So here’s the takeaway if you’re ever thinking about quitclaiming someone off a property before you sell it:

Do it through a title company. Every single time. 💯

Legal and insurable are not the same thing. Don’t learn that lesson the hard way on a live transaction. 🏠

Now I’ll be honest. I don’t fully know WHY it has to go through escrow to be insurable. But if one of my escrow or title pros follows me, I want the explanation in the comments. Drop it below. 👇

Yeah, local stats are similar. More pendings despite rates ticking up. It helps this year that we don't have as much uncertainty as one year ago. I realize there is a war, but it hasn't been the same uncertain vibe as last year when sellers really backed off the market.
No. Honestly most sellers are not realistic because they don’t know or understand the market most of the time. Which is why it’s important for agents to understand and keep on top of the ever changing and adapting market. So they can provide their sellers and other clients with the most accurate information available

Put some food and shops in between the slide park and the sports complex and it’s a winner
20 years is insane.
Sounds great if they can turn the outside vibes into a promenade / community space / downtown. The galleria does a fantastic job for Roseville. The sunrise mall parking lot hosts a farmers market and seasonal events. So can def be done! The investment in community needs to be there though.
